Gift Deed

A Gift Deed is a legal document that transfers ownership of property from one person (the donor) to another (the recipient or donee) without any monetary exchange. It is a voluntary transfer and must be executed with the donor’s free consent, typically accompanied by a registered document.

1.Sale Deed

A Sale Deed is a legal contract that transfers the ownership of property from the seller to the buyer in exchange for a specified amount of money. The sale deed must be executed in writing, signed by both parties, and duly registered under the applicable laws for it to be legally binding.

2.Lease Deed

3.Mortgage Deed

4.Quitclaim Deed

A Quitclaim Deed is a document that allows the seller to relinquish or “quit” any claim to a property. It does not guarantee that the seller has clear title to the property but simply transfers whatever interest the seller has in the property to the buyer.

5.Warranty Deed

A Warranty Deed guarantees that the seller has clear title to the property and the right to transfer it. The seller warrants that the property is free from any liens, claims, or encumbrances and that they will defend the title against any legal challenges.

6.Deed of Power of Attorney

A Deed of Power of Attorney grants one person (the agent) the legal authority to act on behalf of another person (the principal) in legal, financial, or business matters. This deed must specify the scope of authority granted to the agent and be executed voluntarily by the principal.

7.Special Warranty Deed

A Special Warranty Deed is a deed in which the seller guarantees the title against defects only during the time the seller owned the property. It does not provide a guarantee against defects in the title that may have existed before the seller’s ownership.

8.Trust Deed

A Trust Deed is a document that sets up a trust by transferring property to a trustee, who manages the property on behalf of the beneficiaries as per the terms of the trust. It is commonly used for estate planning or securing loans in the case of a deed of trust.

9.Conveyance Deed

A Conveyance Deed is a document used to transfer ownership or rights of a property from one party to another. It is commonly used in the sale of property, and its registration ensures the legality and validity of the transfer.

10.Court Order Deeds

Court Order Deeds are deeds that are executed pursuant to an order from a court, typically in cases where a judge directs the transfer or distribution of property as part of a legal settlement, divorce, or probate process.

11.Fiduciary Deed

A Fiduciary Deed is executed by an individual in a fiduciary role, such as a trustee, executor, or guardian, in accordance with their responsibilities. It involves the transfer of property or assets for the benefit of another party or entity, in accordance with a trust or legal obligation.

12.Grant Deed

A Grant Deed is a type of deed in which the seller guarantees that they have not transferred the title to anyone else and that the property is free from encumbrances. It provides limited warranties compared to a warranty deed but assures the buyer that the seller holds the title to the property.

13.Partition Deed

A Partition Deed is used to divide jointly owned property between co-owners, typically in cases of inheritance or disputes. The deed legally partitions the property and transfers ownership interests to the respective parties involved in the partition.

14.Release Deed

A Release Deed is a legal document where a party relinquishes or “releases” their claim, interest, or right to a property. This is often used in cases where a co-owner or partner agrees to release their interest in the property in favor of the remaining parties.

15.Relinquishment Deed

A Relinquishment Deed is similar to a release deed but is commonly used in cases of family or inheritance matters where a family member or heir relinquishes their share or rights to a property in favour of other legal heirs or family members.

16.Adoption Deed

An Adoption Deed is a legal document that formalizes the adoption of a child, transferring parental rights and responsibilities to the adoptive parents. It ensures the legal recognition of the child as a member of the adoptive family and is executed in accordance with adoption laws.

17.Bargain and Sale Deed

A Bargain and Sale Deed is a deed in which the seller transfers property to the buyer but does not provide any warranties or guarantees about the title. It is used when the seller sells the property without assuring the buyer of a clear title.

18.Exchange Deed

An Exchange Deed is a legal document that records the exchange of property between two parties, where both parties agree to transfer their respective properties to each other. This deed ensures that the exchange of properties is executed legally and the interests of both parties are protected.
